Airbnb turnover cleaning, with proof the host can see

Short-term rental turnovers run on a hard deadline. The last guest checks out at 11, the next one arrives at 3 or 4, and in between a cleaner has to reset the whole place. If the clean doesn't happen, the host finds out when a guest sends a message with photos of yesterday's towels.

TeamProof wasn't built only for Airbnb. Its headline industries are janitorial, security patrols, snow removal and home care. But a turnover is exactly the kind of visit it was designed to prove: a scheduled job at a specific address, done by someone the client never meets.

What a turnover looks like in TeamProof

  1. Each unit is a property with its own pin on the map.
  2. Turnovers are scheduled. Use a flexible schedule for irregular bookings and change one day without touching the rest.
  3. The cleaner checks in with phone and PIN. Location is checked against the unit's pin.
  4. Before photos show the state the guest left it in, which is useful for damage claims.
  5. Checklist: linens, towels, restock, kitchen, bathroom, floors, garbage, lockbox.
  6. After photos show it guest-ready.
  7. Check out, location checked again.

The host or property manager can open a private client visit report link and see the times, GPS and photos.

Why before photos matter for turnovers

Hosts often need to show what a guest left behind. Before photos, taken at check-in and saved to the visit with the time, give the host a dated record of the unit's condition before the clean. That's separate from whatever the platform requires for a claim, but it's a far better start than a cleaner's memory.

The deadline problem

Turnovers can't slip. If the cleaner hasn't checked in an hour after the scheduled start, TeamProof tags the visit Missed and emails you. That gives you time to reassign it before the next guest arrives. See missed visit alerts.

If your windows are very tight, schedule the turnover start a little earlier than the latest workable time, so the one-hour alert still leaves room to react.

For turnover companies with many hosts

If you're a cleaning company serving several hosts, two things matter:

  • Privacy between clients. Each host sees only their own units' visits. They never see your cleaners' names, phone numbers or pay.
  • Subcontractors. Many turnover companies use independent cleaners in different neighbourhoods. In TeamProof, subs join free and see only their own visits and price. See subcontractor verification.

For hosts managing their own cleaners

If you're a host with a few units and your own cleaners, TeamProof is a simple way to stop wondering. One plan covers unlimited workers, and you can set pay per visit for each schedule.

Setting up your first units

Start small. Add two or three units you turn over often, pin each one at the building entrance, and write a short checklist that matches what the host actually checks: beds made, towels set out, kitchen wiped, bathroom spotless, garbage out, keys back in the lockbox. Mark which items need a photo. After a week of turnovers, you'll see which photos hosts look at, and you can trim the rest.

Honest limits

  • TeamProof doesn't connect to Airbnb or sync bookings. Schedules are set in TeamProof.
  • It doesn't do invoicing or payments yet; those are coming soon.
  • GPS is checked only at check-in and check-out, and phone GPS in dense apartment buildings has normal accuracy limits.
